Commissioning
Plain-Language Definition
The systematic process of verifying that all building systems — HVAC, electrical, plumbing, fire protection, BMS — are installed correctly, calibrated, and perform according to design intent and the owner's operational requirements.
Technical Context
Commissioning (Cx) follows ASHRAE Guideline 0 and includes design review, factory testing, installation verification, functional performance testing, and seasonal testing. Retro-commissioning (RCx) applies the same process to existing buildings. Enhanced commissioning is required for LEED credits.
Why It Matters
Uncommissioned buildings typically waste 15-30% more energy than designed. Equipment may be installed but not configured correctly — chillers running at wrong setpoints, dampers stuck, sensors miscalibrated. Commissioning catches these issues before occupancy.
