EPC (Energy Performance Certificate)

Plain-Language Definition

A document rating a building's energy efficiency on a standardised scale, typically A (most efficient) to G (least efficient), based on assessed energy consumption per square metre.

Technical Context

EPCs are mandatory for commercial property transactions in many jurisdictions (EU, UK, Australia). They are based on asset ratings (building fabric and systems) rather than operational ratings (actual consumption). In Bangladesh, EPCs are not yet mandatory but are increasingly requested by multinational tenants as part of due diligence.

Why It Matters

EPCs provide a standardised benchmark for comparing building energy performance. They influence property value, rental rates, and corporate ESG reporting. Buildings with poor ratings may face regulatory restrictions on leasing in some markets.
