Technical Context

ESG (Environmental, Social, and Governance) is a framework used by investors, corporate occupiers and asset managers to evaluate how a building or portfolio performs beyond financial returns. In real estate, Environmental covers energy efficiency, emissions, water use, waste management and climate resilience. Social covers occupant health and safety, community impact, labour practices in construction and operation, and accessibility. Governance covers transparency in building management, regulatory compliance, ethical procurement and anti-corruption measures. ESG assessments draw on certifications (LEED, WELL, BREEAM), utility data, compliance records and operational practices to produce quantitative and qualitative scores.

Why It Matters

Multinational tenants and institutional investors increasingly require ESG reporting on their real estate holdings. A building with poor ESG performance may face higher vacancy risk, reduced asset value and exclusion from institutional portfolios. In Bangladesh, ESG considerations are becoming relevant for export-oriented industries, corporate head offices and developments seeking international finance. Understanding ESG factors helps facility managers and building owners position assets for long-term market relevance and regulatory preparedness.
