Operation and Maintenance Manual — comprehensive documentation provided by equipment manufacturers and contractors covering the installation, operation, maintenance, troubleshooting, and spare parts for building equipment.
Technical Context
O&M manuals should include: equipment specifications, installation details, operating procedures, PPM schedules and checklists, troubleshooting guides, spare parts lists with part numbers, warranty information, safety precautions, and manufacturer contact details. O&M manuals are typically provided at building handover as part of the contractor's deliverables.
Why It Matters
Without O&M manuals, maintenance staff must guess at procedures, intervals, and parts. This leads to incorrect maintenance, voided warranties, and premature equipment failure. Many Dhaka buildings have lost their O&M manuals or never received complete sets. Requesting O&M manuals is a standard part of building handover.
