Property Condition Assessment — a systematic evaluation of a building's physical condition, covering structure, envelope, MEP systems, fire protection, site, and interior finishes. The standard methodology for building due diligence.

Technical Context

PCA follows ASTM E2018 standard and includes: document review, site walk-through (visual, non-invasive), interviews with property management, identification of deficiencies, cost opinions for remediation, and remaining useful life estimates for major systems. PCA reports are used in acquisitions, refinancing, and portfolio management.

Why It Matters

PCA is the industry-standard assessment for real estate transactions. It identifies current deficiencies, deferred maintenance, and future capital needs. Without PCA, buyers/tenants are making decisions based on appearance rather than condition. PCA reports inform CAPEX budgets and negotiation.
